A
commercial real estate investment is a long-term, capital-intensive, illiquid
asset. It cannot be bought, sold or converted quickly or inexpensively. It is
subject to market economic and financial risks and forces for property values,
marketing time, occupancy and rent levels, sales prices and financing terms such as loan amount,
loan term and interest rate. Therefore, it is paramount to understand not only
the physical aspects and condition of each property on a case-by-case basis,
but to have the benefit of an accurate valuation of the asset involved by means
of a good real estate appraisal when seeking to evaluate, invest in or finance a commercial
property.
There are several different types of appraisals which
may be performed, depending on the date of the effective valuation (past,
present, future), the degree of detail desired and the purpose for which the
appraisal is made, e.g., on an existing property, a to-be-built property, for
financing purposes, estate or asset valuation purposes, etc.
